Oman Golden Visa Programme Relaunch 2025

The Oman Golden Visa programme will relaunch on August 31, with new details set to be revealed by officials. The update will expand property options and attract more foreign investors while strengthening Oman’s role in the Gulf real estate market.

Oman first introduced its Golden Visa in 2021. It allowed investors to secure long-term residency but saw limited uptake compared to the UAE and Saudi Arabia. In Oman, investors need OR500,000 for a 10-year visa. By contrast, the UAE requires Dh2 million, while Saudi Arabia’s Premium Residency asks for SR7 million in investments or SR4 million for extended visas. These high entry costs discouraged some buyers. The reset aims to change that trend.

The revised programme links to Oman’s wider economic transformation. The country is repurposing destinations such as Salalah, expanding free zones, and building new digital infrastructure. Current paths to a 10-year residency include owning property worth OR500,000, holding equal-value shares, buying listed stock, employing 50 nationals, or purchasing government bonds. A five-year visa is available at half those thresholds.

Experts say Oman’s model differs from faster, transaction-based schemes in the region. Instead of quick visas, it offers a slower but more integrated approach. It highlights family inclusion, digital modernization, and investor protections. Analysts believe Oman values long-term commitment as much as capital, making it one of the Gulf’s most carefully structured gateways.

Authorities also stress new initiatives. The Mujeedah Companies programme rewards strong Omani firms. The Oman Business platform digitizes commercial record transfers. Together, they create stability and complement the Golden Visa by building investor confidence.

The reset expands earlier rules with clearer benefits. It offers stronger rights for investors, extends inclusion to families, and strengthens governance. By blending foreign capital with empowered local companies, Oman aims to balance global investment with domestic growth.

For investors, the relaunch brings new opportunities. Oman may not compete on the lowest entry requirements, but it promises stability, value, and integration.
