The top rental property features tenants desire in 2025 reveal a shift toward comfort, flexibility, and lifestyle. Landlords who align their properties with these preferences can attract more tenants and reduce vacancy rates.
Pet Friendly Rentals Lead the Way
The number one priority for renters today is pet friendly housing. With more households embracing furry companions, properties that accommodate pets are in high demand. Allowing pets makes a listing stand out and adds emotional value for prospective tenants. While some landlords hesitate due to potential damage, landlord insurance often covers pet-related issues. It’s a small risk for a significant competitive advantage in the rental market.
Furnished Homes Offer Flexibility
Coming in second, furnished properties are highly sought after by people relocating for work or education. Offering a ready-to-live-in space saves tenants the cost and hassle of buying furniture. Landlords targeting short-term tenants or expatriates can benefit greatly from providing simple, clean furnishings. Keep the setup minimal to allow personal touches without overwhelming the space.
Air Conditioning Is Now Essential
In Australia’s warm climate, air conditioning has shifted from luxury to necessity. Searches for air-conditioned properties have soared, driven by changing work-from-home habits and greater time spent indoors. Including modern cooling systems in your rental makes it more appealing and supports better tenant retention during hotter months.
Swimming Pools Reflect a Lifestyle Choice
Despite assumptions that maintenance would deter interest, swimming pool remains a top keyword. Tenants view pools as lifestyle-enhancing features, especially in warmer states. If your property has a pool, be sure to highlight it as a unique selling point. It signals relaxation and recreation, which many tenants value highly.
Garages and Secure Parking Matter
A garage or dedicated parking space is increasingly important, particularly for inner-city renters. With more people working remotely, vehicles are parked for longer periods. A secure place to store a car can make or break a lease decision, especially where street parking is limited. It also adds to a sense of safety and convenience.
Outdoor Areas Offer Breathing Room
Properties with outdoor space or a balcony are more desirable than ever. Tenants want a private area to relax, entertain, or simply enjoy fresh air. This is especially true for pet owners, families, and those who experienced lockdowns. Even a small balcony can significantly boost the appeal of an apartment or unit.
Aesthetic Appeal is Rising in Value
Though not topping the charts, search terms like floorboards and Art Deco have shown sharp increases. This trend shows renters are becoming more style-conscious. Investing in visually appealing interiors such as timber floors, modern lighting, and clean finishes helps your property stand out. While not mandatory, these upgrades add long-term value and attract tenants willing to pay a premium.
Convenience Features Still Rank High
Other popular keywords include dishwasher, built-in robes, and NRAS. These reflect a continued focus on ease of living and affordability. Tenants want homes that are not just beautiful but also functional. Including features that simplify day-to-day life makes a property much more attractive.
Key Takeaways for Landlords
Understanding the top rental property features is vital for success in 2025. Pet friendliness, air conditioning, outdoor areas, and furnished spaces are no longer optional in many markets. By responding to what tenants actively search for, landlords can reduce vacancies, increase rental income, and retain quality tenants. Strategic upgrades can yield strong returns and secure your place in a competitive rental market.
